Q Is Quick Housing Solutions a real estate agent, building company or financial advisor?
A The QHS team includes licensed experts representing all these very specialized professions. We have in our team a certified real estate licensee, a certified financial planner and a certified builder. QHS observes all appropriate compliance, disclosure and others codes of practice as set out in relevant legislation.

Q Does QHS sell property or develop property or both?
A Both. We source and develop property to achieve investment goals. We have partnerships with some of the biggest builders in the country which allows us to secure and develop properties to achieve stated investment goals. Dual income properties are our focus and we source properties and develop them as needed to achieve the best results possible in every market and legislative environment.

Q How does QHS select properties?
A We have full time staff searching for the best development sites in the market and our selection criteria considers many factors such as Growth rates, rental performance, % owners versus renters, land value, vacancy rates, proximity to transport, amenities, employment and schools and future population and infrastructure plans, and suitability to second dwelling development.

Q Does QHS always use modular or not?
A QHS has the ability to utilise either modular or brick and tile or other building methods on every project. This allows us to deliver the best results on every unique project and for every unique investor

Q Can you help me with finance?
A Yes, we are affiliated with many finance brokers who understand the property business and the power of dual income property strategies. Valuations and finance are a key part of successful wealth creation through property and choosing the right finance partner is essential.

MODULAR DWELLINGS

Q Can you help me sell my property and Modular Home?
A QHS has a large database of investors and we would be happy to discuss options to advertise your property in our communications to members.

Q Are the Modular Homes prefabricated?
A Yes, they are prefabricated in our factory and transported to the property already complete.

Q Can I move the position of doors, windows, etc?
A Yes, we can move positions of doors and windows etc. at no charge. We can also change orientation, do mirror image floor plans etc. the only thing we try and avoid is structural changes.

Q Is the Modular Home moveable?
A Yes, if you decide to sell your property and buy a new investment property the Modular Home can be moved. Note: the new property must adhere to the same NSW Government guidelines. Click here to view the policy.

Q Can I build multiple Modular Homes on a single property?
A No. According to the NSW Government Guidelines only one Modular Home may be added to a property with an existing house. If you want to apply to do this you will need to do a Development Application with your local Council.

Q Can I build a Modular Home on vacant land?
A Yes, you can build a modular home on empty land. It just needs to be the main home.

Q Is the Modular Home built on a slab?
A Our modular homes are built on concrete footings and concrete solid block piers.

Q Can the Modular Home be used for permanent housing?
A Yes, the Modular Home is suitable for permanent housing. It is a steel framed modular home with Gyprock walls painted on the inside, insulated to BCA standards and clad in Colourbond.

Q Is there a laundry area?
A Yes, each model includes space, usually in the bathroom, for placement of a washing machine and dryer mounted above on the wall. Note: appliances are not included.

Q How do I know if my property is suitable?
A To find out if your property is suitable to build a Modular Home on visit the NSW Government website. The minimum requirements at present are to have a block larger than 450 square metres with at least a 12 metre frontage. QHS can assess your site for minimal fee which is partially refundable should your property not be accepted under Complying Development rules.

Q How long does it take to build?
A From order placement to completion the Modular Home will be built and installed in 12-14 weeks, ready for your tenants to move straight in.

Q What is not included in the price?
A Contact us to send you the relevant list of Inclusions, Exclusions, and Extras available for the property type you are interested in.

Q Can I choose the wall and floor colours?
A Yes there are a number of colour choices available.

Q Does QHS furnish the Modular Home?
A QHS does not provide furniture but is happy to recommend suppliers that can furnish your Modular Home to suit your budget.

Q Do I need air conditioning?
A As all our Modular Homes are built on piers, there is optimum air flow available. We do not include air conditioning as we don’t feel it’s necessary. We can provide air conditioning for an additional cost.

Q Do you know if any Council’s have refused Development Applications?
A None of the properties QHS have inspected have been refused.

Q Is the veranda included?
A The veranda is not included but can be added for a small additional cost

Q What would the address be for the Modular Home?
A We suggest you use the house number from the main dwelling and add A. For example 36A.

Q Is the water and electricity supply to the Modular Home separate to the main house?
A We provide a separate electricity meter and the water meter is connected to the main house.

Q If there is a change in Government, do you think the Policy will change?
A In our opinion we feel that the housing shortage in Sydney will be a challenge for many years to come and therefore any Government in office should continue to support the policy with little change, or even improvements, to encourage this housing supply opportunity.
