MODULAR HOMES AND GRANNY FLATS

Which towns and locations do you supply to?
A We build modular homes or granny flats in and around Sydney, Brisbane, Newcastle, Central Coast, Wollongong and The Upper and Lower Hunter Valley (eg Singleton, Muswellbrook, Cessnock). We also build modular homes for accommodation in mining camp sites etc. if the numbers are large enough.

Q Are the modular homes and granny flats prefabricated?
A We can either build on site or prefabricate them in our factory and transport them to the property already complete. QHS has the ability to utilise either modular or brick and tile or other building methods on every project. This allows us to deliver the best results on every unique project.

Q Can I move the position of doors, windows, etc?
A Yes, with our modular homes we can move positions of doors and windows etc. at no charge. We can also change orientation, do mirror image floor plans etc. the only thing we try and avoid is structural changes.

Q Is the modular home moveable?
A Yes, most of the modular homes we sell are movable. If you want to be sure that your home is movable then let us know so we can sell you a movable modular home. Note: if the new property is in NSW it must adhere to the same NSW Government guidelines. Click here to view the policy.

Q Can I build multiple modular homes or granny flats on a single property?
A No. According to the NSW Government Guidelines only one modular home or granny flat may be added to a property with an existing house, although you may be able to build a modular home or granny flat on a vacant block as that existing house. If you want to apply to build multiple modular homes or granny flats on a single property, you will need to do a Development Application with your local Council.

Q Can I build a modular home or granny flat on vacant land?
A Yes, you can build a modular home or granny flat on empty land. It just needs to be the main home.

Q Is the modular home or granny flat built on a slab?
A We are able to build modular homes or granny flats on a slab but most of our modular homes or granny flats are built on concrete footings and concrete solid block piers. QHS has the ability to utilise either modular or brick and tile or other building methods on every project. This allows us to deliver the best results on every unique project.

Q Can the modular home or granny flat be used for permanent housing?
A Yes, our modular homes or granny flats are suitable for permanent housing. Most of our modular homes are steel framed with Gyprock walls painted on the inside, insulated to BCA standards and clad in Colourbond.

Q Is there a laundry area?
A Yes, most models include space, usually in the bathroom, for placement of a washing machine and dryer mounted above on the wall. Note: appliances are not included.

Q How do I know if my property is suitable?
A To find out if your property is suitable to build a modular home on in NSW visit the NSW Government website. The minimum requirements at present are to have a block larger than 450 square metres with at least a 12 metre frontage. QHS can assess your site for minimal fee which is partially refundable should your property not be accepted under Complying Development rules. The laws are different in Queensland and are likely to change mid 2012 to make them more like NSW. In Brisbane the rules are different but we believe legislation that is more like the NSW laws is pending in the Qld Parliament. Contact us for details.

Q How long does it take to build?
A Depending upon whether we can build in our factory or on site, from order placement to completion the modular home can often be built and installed in as little as 12-14 weeks, ready for your tenants to move straight in.

Q What is not included in the price?
A Contact us to send you the relevant list of Inclusions, Exclusions, and Extras available for the property type you are interested in.

Q Can I choose the wall and floor colours?
A Yes there are a number of colour choices available.

Q Does QHS provide furnishings for the modular home or granny flat?
A QHS does not provide furniture but is happy to recommend suppliers that can furnish your modular home to suit your budget.

Q Do I need air conditioning?
A When our modular homes or granny flats are built on piers, there is optimum air flow available. We do not include air conditioning as we don’t feel it’s necessary. We can provide air conditioning for an additional cost.

Q Do you know if any Council’s have refused Development Applications?
A None of the properties QHS have inspected have been refused.

Q Is the veranda included?
A It depends upon which model you choose. If the veranda is not included for the model you choose it can be added for a small additional cost

Q What would the address be for the modular home or granny flat?
A We suggest you use the house number from the main dwelling and add A. For example 36A.

Q Is the water and electricity supply to the modular home separate to the main house?
A We provide a separate electricity meter and the water meter is connected to the main house.

Q If there is a change in Government, do you think the Policy will change?
A In our opinion we feel that the housing shortages in the areas we supply to will be a challenge for many years to come and therefore any Government in office should continue to support the policy with little change, or even improvements, to encourage this housing supply opportunity.

Can you help me sell my property and granny flat?

Q What are some of the short-comings of dual occupancy in a low socio-economic area – ie with tenant in the main dwelling and separate tenants in the granny flat, how often are there conflicts over use of common land, noise etc?
A If the property is set up correctly with a fence, separate parking, separate electricity metre (included), there own clothes line etc in a manner that enables two tenants to live on the same block without running into each other then it is the same as a townhouse or any dual occupancy site. Each dwelling usually sits on between 300-500 sqm so it is not an issue. As with all properties we must be clear with agents what type of tenants we are looking for and their rental history needs to be checked out. QHS looks for well placed properties close to the town CBD so we do not have issues with renting properties and because the areas we purchase in are in high demand we find that the issues are minimal. As with any property purchase there are maintenance issues from time to time and we advise clients to allow for this and allow for 2 weeks vacancy at the end of each tenancy.
